Why I developed Smart Buyers Kick Start to help first home buyers get started
My name is Paul Palella and I’m Principal of Brisbane Buyers Agency. I developed this coaching program because I know what it’s like to be a first home buyer – it can be a big, stressful, time-consuming task that most people have no training or experience in. In fact most people only buy or sell two or three times in their lives.
This really concerns me as buying your first home is the biggest financial commitment of your life – one that can set you up for future financial success. On the flipside, if it’s not done properly it can mean losing ground in the property market and in the worst case, financial hardship.
When I purchased my first home I was very lucky as I had the best property coach of all …My Dad … who had bought and sold countless properties. He was great. When I started looking and showed him the first home I liked he told me “keep looking – you need to inspect at least 1000 homes before you buy your first home.”
I can’t tell you how daunting that was – but being the good son I spent two years looking before I purchased my first home. When I was ready to buy I was extremely confident about my asking price, the quality and value of the home. I didn’t know it at the time, but at the end of two years I no longer needed my father’s help. He’d taught me – by getting me to look constantly – to be a smart, informed buyer who knew what to look for, where to look and what was a good buy financially.
Now a lot has changed since I purchased my first home and I have many more years experience in the property industry. As a buyer’s agent I do the hard work for my clients – as I know most people don’t have two years to look and can be very overwhelmed by the property data available now. In fact too much data can be a hindrance – people can get caught in analysis paralysis.
Buying a property is an extremely emotional event and you really cannot afford to make a mistake. I have seen some buyers make a round peg try to fit in a square hole because they get caught up and lose sight of their property and financial goals. I’ve seen people who want something so badly they will interpret the data incorrectly or force a situation to work despite the reality.
When you are starting out you need to make your money work for you and you want to make sure you are buying right the first time. This is important because circumstances can change. You might be with a partner and suddenly decide you want to start a family sooner or, a baby might unexpectedly come along which means you must upsize. You should always buy with the view that you can recoup your money should you need to sell sooner than you planned.
I put this program together so other people don’t have to go through the same worries, fears and frustration that I and many others have been through. This program is a shortcut for you as it distills more than 20 years of property experience into five simple steps. It will give you an incredible advantage at a very important time in your life.
